Safety is a top priority. Our properties are well-lit, regularly maintained, and many include features like gated access, security cameras, and reinforced locks to give you peace of mind.
Are there any hidden fees or extra charges?
Absolutely not. We’re upfront about all costs, including deposits and monthly rent. Everything is clearly outlined in your lease, so you’ll never be surprised by unexpected fees.
Are your properties pet-friendly?
Yes! All of our communities are pet-friendly. We allow up to two pets per household. A $300 non-refundable pet fee applies per pet, and monthly pet rent is $35 per pet. How quickly are repairs handled?
We make repairs quick and hassle-free and aim to resolve any issues within 1-2 business days. For all maintenance issues, call
937-381-9880 (ext. #1) to contact someone in our dispatch center open 24/7 for work orders. Call anytime. Repairs cannot be scheduled or completed without a work order. If water is spreading and not contained, tell the phone operator
immediately so it can be prioritized.
For reports of criminal activity, threats to safety, or potential harm to people or property, call 911 immediately or the local police.How do I pay rent or submit maintenance requests?

What income do I need to qualify for a home?
Some of our properties are income-restricted to help low income families and individuals to have access to good quality and affordable housing. This means that your total household income must be below a certain amount to qualify (usually 50% or 60% of the median income for the area). How will you know if the home you’re looking at is income-restricted? It will state it clearly in the property listing, but if you’re unsure please reach out and we’ll easily be able to tell you if you qualify to apply. If your income is too high to qualify for our income-restricted homes, don’t worry! We have available homes at Eastpointe (Northwood), Canal Place (Sidney) and Staunton Commons (Troy) which have no income restrictions.
How long does the application and approval process take?
We understand timing is critical. We aim to get all applications processed within 24 hours, although in some cases this may take longer including over weekends. Our goal is to get you approved and moved in as quickly as possible.
What condition will the home be in when I move in?
We deliver all homes clean, fully inspected, and move-in ready. No surprises, no cleaning needed. You’ll walk into a space that feels brand new.
What happens if I need to break my lease early?
We get that life happens. If you need to end your lease early, let us know as soon as possible. We’ll work with you to find a solution that minimizes any penalties and makes the transition easy.
What kind of background checks do you run?
We perform standard credit, criminal, and rental history screenings. A credit score of 550+ is typically required. If your score is below that or if you lack credit history, you may qualify with a co-applicant. Criminal background checks are reviewed for patterns of violence or drug-related offenses.
What if I have a housing voucher?
We gladly accept Housing Choice Vouchers and other tenant-based rental assistance programs. All applicants are screened equally under the same income, rental history, and background standards.
Can I transfer to a different home later on if my needs change?
Yes. Internal transfers may be available if your household size changes, you need an accessible unit, or you’re approved for a reasonable accommodation. Emergency transfers are prioritized, and all requests are reviewed fairly.
What if I’m experiencing domestic violence or feel unsafe in my home?
We have an Emergency Transfer Plan (ETP) in place to support victims of domestic violence, dating violence, sexual assault, or stalking. If you believe you are in danger, we may be able to transfer you to another unit as quickly as possible while keeping your information confidential.
What if I have a disability and need accommodations?
We’re committed to fair housing. If you or someone in your household needs a reasonable accommodation or unit modification due to a disability, we’ll work with you to make sure you have equal access to housing. This includes things like service animals, mobility-accessible units, or changes to policies.
Can full-time students live here?
If everyone in your household is a full-time student, you may not qualify unless you meet one of several exceptions (such as being a single parent or receiving certain types of assistance). We’ll help you figure out eligibility during your application.
