Each applicant aged 18 or older must submit a completed application, valid photo ID, and pay the application fee. Incomplete or false information may result in denial.
By applying, you authorize us to verify your rental history, conduct a credit check, and perform a criminal background screening.
Applicants are reviewed based on the following qualifications:
Income Verification
Applicants must show a gross monthly income of at least three times the rent. All income must be legally reported, and documentation must cover at least the previous 30 days (or 90 days if self-employed).
Credit History
We perform a full credit check. Recent credit activity, especially over the last three years, will be considered during the evaluation process.
Rental History
A minimum of two years of verifiable rental history is required. References must come from non-relatives. Negative history, including consistent late payments or previous evictions, may lead to application denial.
Criminal Background
We conduct a criminal background screening for all applicants. Certain offenses within the past five years such as violent felonies, theft, burglary, or drug-related convictions involving intent to distribute—will result in disqualification. Registered sex offenders are not eligible for residency. Other criminal history will be reviewed on a case-by-case basis.
